Step one is getting pre-approved by a mortgage broker to get your loan approval amount which determines your purchase price. Once you locate a property you want to purchase your agent submits an offer. When an offer is accepted then you make a deposit to the title insurance company. Next, our clients get a home inspection and order title insurance on the property. If any issues arise from the inspection this allows our agents to negotiate on the purchase price. Once an agreement is made and title insurance is processed you can close and purchase the property.

Our agents will provide market research on comparables that are similar to your property such as: size, condition, layout, amenities, and neighborhood that have sold recently to price your property at full value based on the current market. You will sign a listing contract and our team will show your property to prospective buyers. A buyer will submit an offer and once accepted a deposit will be placed in escrow. A home inspection will be performed and title insurance will be ordered. Once the inspection is complete, the title and the deed are issued and the buyer’s loan is approved, you will enter into closing and successfully sell your property.

Sellers need to provide a deed stating their full name and that they have ownership of the property. If it is owned in an LLC, seller must provide a deed along with an operating agreement that specifies you have authority to sell the property.

Renters must submit an application with photo ID and their two most recent pay stubs to the owner or management company. Once the application is accepted, renters must provide a deposit to take the unit off the market until move in date. Next, first month’s rent, last month’s rent and security deposit is typically required to move into a rental unit.

Landlords and lessors, must provide a habitable unit, proof of ownership and be compliant with city regulations. The city regulations consist of getting a rental license, rental suitability statement, providing your tenants with a good housing packet and lead based paint packet. Landlords and lessors, must provide these documents or you cannot legally rent out a unit in Philadelphia.
