Maintenance Service

We vet each maintenance vendor to insure they have the proper credentials, trade skills, knowledge and proper insurance. For all work orders we provide detailed before and after pictures along with a work order signed by the tenant approving completion of the work. All documentation is attached to the work order and uploaded to the owners portal for access.

Tenant Placement

For our tenant placement we have a thorough vetting process that is compliant with the fair housing act to ensure we provide our owners with the best possible applicant. Our experience and knowledge in this industry has allowed us to create a proprietary screening rubric that has drastically increased occupancy rates of all our portfolios.

Compliance Regulation

Our staff is well versed with the city compliance regulations. For all properties, we audit to make sure we have the following documents processed and renewed annually; rental license, rental suitability, partner of good housing packet, and lead based paint packet.

Collection Process

Our easy payment process of paying online through the 24/7 tenants portal allows our company to uphold a strict payment process. Rent and utility payments are due on the 1st of the month. If not received by 5pm on the 5th of the month a late fee is applied and if payment is not received in full by 5pm on the 10th of the month the eviction processed is started. We pride ourselves on educating our tenants on how to make a payment online. Through the portal, a detailed explanation of the lease procedures is provided, that allows us to obtain high collection percentages and low vacancy rates.

FAQ

A unit is repaired back to its move in condition. All expenses during the turnover process are deducted from the tenant’s security deposit with proper documentation.

All rent payments are made online through the tenant portal. The owner’s net disbursement check is wired to the owner’s bank account the 5th of each month.

Each owner has a threshold amount. If the amount is below the threshold then the repair is approved and scheduled. If the amount is above the owner threshold it will be presented to him for prior approval. If the repair is due to tenant negligence, it will be charged to the tenant portal for payment.

Yes. All owners must have, for each unit, a rental license and a rental suitability statement to legally rent a property.
